Rent Delinquency
At Queensland Property Marketing, we do not tolerate the delinquent payment of rent. We are careful to explain this policy to new tenants in order to avoid any misunderstandings that might arise later. You can expect that we will make every effort to collect rents timely as outlined in their Tenancy Agreement.
Property Inspections
We will conduct property inspections on your property in accordance with the Residential Tenancies Act 1994. You can expect that within 5 working days after each property inspection, you will receive a full written report accompanied by necessary digital photographs of items requiring your attention.
Flat Rate Management Fee
When you appoint Queensland Property Marketing, you can expect that our Management Fee is an all inclusive cost. No other cost will be incurred without you first agreeing to it in writing. We do not charge our clients to inspect their property, nor do we charge for monthly postage, we charge a fair fee for a tremendous and comprehensive service.
Tenant Guarantee
Should any tenants that we place into your rental home move out and break their lease (for any reason) during the first 6 months of their lease, we will waive our normal leasing fee and re-rent your home to new tenants FOR FREE!
Let only Option -Property Management Here at Queensland Property Marketing we can offer a very cost effective alternative to using property management services that charge to collect rent on your behalf. With our system there are no contracts between the landlord and agent, no ongoing fees and no secrets kept. You can hire us for the services you need, as you need them and stay in control.
The landlord remains responsible for receiving rent directly and responsible for making sure it is paid. Tenants are to contact the Landlord directly and vice versa. The landlord also remains responsible for organising maintenance and repairs as necessary.
Queensland Property Marketing will supply landlords the necessary paperwork and legislative forms including a lease agreement, bond lodgments and forms to notify the tenant of entry. Basically, the property is self managed, with assistance given to Landlords when necessary. Services include placing new tenants, entry and exit condition reports and routine inspections on the property conducted on the landlords’ behalf when necessary. Advertising the property for rent Show property to prospective tenants and collect applications TICA check on applicants Lease Preparation and Bond Lodgment Entry Condition Report with photographic evidence 2 weeks rent Periodic Inspections (usually 3 monthly) $80.00
Exit Condition Report with photographic evidence $110.00
All services will be tax invoiced to claim against your investment property, all prices quoted include GST. Example of the savings we offer based on a House renting for $300.00 per week, Let Fee $330.00 (first weeks rent plus GST) Rent Collection over 12 months based $1,372.80 (8.8% including GST) Account keeping fee 12 months a $60.00 ($5.00 per month) =
Total $1,762.80
Compared to a 12 month tenancy which would include Advertising for tenant, an Entry Report and 3 Periodic Inspections Total = $840.00 that’s only ½ of the price!! The savings are even higher if your tenant is already in the home and all you need us to do is the Periodic Inspections
